On 10 September 2026, Ray White named Area Specialist an Alan White Elite Performer for 2025–26, a group it describes as the top 3% of its network. It rounded off a big year for our team, which also saw RateMyAgent name us Suburb Winner for New Lynn 2026.
If you’re thinking about selling and looking for a real estate agent in New Lynn, Auckland, awards like these are a good place to start your shortlist. Ray White Alan White Elite Performer
The Alan White Elite Performer award recognises agents whose sales results over the financial year place them among the strongest in the Ray White group. Ray White runs three tiers of recognition: Premier, Alan White Elite and Chairman’s Elite. In its notification to this year’s recipients, Ray White described Alan White Elite Performers as the top 3% of its network.

RateMyAgent Suburb Winner, New Lynn 2026
The RateMyAgent Suburb Winner award goes to the top-performing agent profile in a suburb, based on three measures across the awards year: the share of sales that produced a vendor review, the number of properties sold in that suburb, and their average sale value. The review share carries the most weight, and an agent needs at least five sales and five vendor reviews in the suburb to qualify. Reviews on RateMyAgent are tied to real transactions, which makes them harder to fake than general star ratings.
RateMyAgent Price Expert
The Price Expert award is given when at least 90% of an agent’s reviewing clients say the agent met their price expectations. Every homeowner who reviews an agent on RateMyAgent is asked directly how the agent performed against the price they expected. Price Expert is the seller’s own verdict on the result, not the agent’s marketing.
Sellers tend to describe that result in terms of competition for their home. One New Lynn seller told us that “by the deadline, we received five offers”, even after a first agreement had fallen through. Another, selling a family property from out of town, received “three written offers and eventually secured a cash unconditional offer”.
New Lynn Business Association Best Service Provider
The New Lynn Business Association named Area Specialist its Best Service Provider for 2023–24. The award comes from New Lynn’s own business community, the people who see how we work in the town centre every day.
Company rankings
For 2025–26, Austar Realty Limited ranked us the No.1 team for number of sales in New Lynn, and No.3 across the whole company by gross commission income (GCI, the total commission a team earns before costs). In the final quarter of 2025–26 we also received Austar Realty Group’s Highest Commission Overall award, and we were the branch’s No.1 sales partnership in 2022, 2023 and 2024.

Each suburb sells differently, and to different buyers. Here’s how we see each one:
- New Lynn
- West Auckland’s transport and commercial hub. Near the train station, townhouses and apartments dominate, with older standalone homes further out. Buyers are mainly CBD commuters, active investors and families who want everything close by.
- Glen Eden
- A more affordable, slightly greener alternative to New Lynn that keeps train line access. First-home buyers target it for entry-level standalone homes and new townhouses, alongside young families.
- Blockhouse Bay
- An established family suburb near the coast, in one of the higher price brackets locally. Buyers are usually families moving up to three- or four-bedroom homes, with school zones high on the list.
- Avondale
- A city-fringe suburb changing fast, with older bungalows on large sections alongside a wave of new terraced housing. Buyers include young professionals priced out of Point Chevalier, first-home buyers and developers backing its regeneration.
- Mount Roskill
- A regenerating, well-connected central-fringe suburb. Homes range from 1940s–60s state houses and solid brick-and-tile to a wave of new townhouses following recent zoning changes. Buyers include first-home buyers wanting an affordable way into the central suburbs, investors chasing redevelopment upside, and families targeting the Mount Roskill Grammar zone.
- Titirangi
- Sells on lifestyle, native bush and architectural individuality rather than a suburban grid. Most homes sit on hillside sections, many inside the Waitākere Ranges Heritage Area with its own planning rules. Buyers put privacy and character ahead of a quick commute.
- Glendene
- A no-fuss traditional suburb bordered by the Whau River. There’s no train station in Glendene itself, and Sunnyvale station is the closest. Homes here tend to have larger floor areas on decent-sized sections, which makes the suburb a great fit for big families, and first-home buyers come for more space for their money.
- Green Bay
- A quiet neighbourhood near the coast with little commercial development. Families choose it for its community feel and local schools, often as a middle ground when Titirangi feels too secluded.
- Kelston
- A practical, slightly more affordable neighbour to New Lynn, known for solid 1960s and 70s homes. Buyers include value-focused first-home buyers, young families needing space, and investors drawn by its favourable zoning.

How should you choose a real estate agent in New Lynn?
Choose on evidence you can check, not the agent’s own claims. These five checks apply to any agent, including us:
- Recent sold results near you. Ask for sold properties (not listings) within about a kilometre of your home over the past 12 months, with the sale method and days on market. Cross-check them against public sold data on OneRoof or realestate.co.nz.
- Licence. Every salesperson in New Zealand must be licensed, and anyone can check on the Real Estate Authority public register. Beyond the licence, Robbie and Vish both completed the New Zealand Certificate in Real Estate (Level 5) in 2024, the qualification that leads to a branch manager licence.
- How the price was reached. Ask to see the comparable sales behind any appraisal figure. The agent quoting the highest number isn’t always the one who gets you the best result, and an inflated appraisal usually leads to price reductions later.
- Reviews, read properly. Look past the star average. Read the recent seller reviews from suburbs near yours, and look for detail on price and communication. Agents invite clients to review them, so every profile leans positive, ours included. Honest reviews still include the odd criticism: one of our first-home buyers wrote that completing the paperwork “through a form rather than a conversation” felt a little impersonal.
- Fees and marketing in writing. Get the commission, marketing costs and campaign plan in writing before you sign. The Real Estate Authority’s consumer site, settled.govt.nz, explains what to expect from an agency agreement.
Do agent awards matter when you sell?
Awards matter as a shortlisting tool, but they don’t guarantee your price. They measure past volume and client satisfaction, and your home still has to be priced and marketed well in the market as it stands on the day you list.
There’s also a fair criticism of high-volume agents: more listings can mean less attention for each one. Ask any busy agent who will actually run your open homes and negotiations. For us, each campaign is run by one team member from start to finish, so buyers and sellers deal with the same person throughout, with the rest of the team behind them. One point of contact also means messages don’t get lost between agents.
What this means if you’re thinking of selling
If you’re planning to sell in New Lynn or a neighbouring suburb in the next 6–18 months, start by interviewing two or three agents. Compare them on the five checks above, and ask each one for an appraisal backed by recent comparable sales.
Most of the price is set early. How well the agent reads your street, your title type (freehold, cross-lease or unit title) and current buyer demand shapes the first four weeks of a campaign, which is usually when interest peaks.
